What kind of upgrades does THIRDact finance?
THIRDact can finance any material upgrade to a property. We care about resiliency in buildings, and so we focus on those upgrades that provide energy efficiency and water conservation. Some of our favorites include

- Electric Vehicle charging stations
We also fund seismic improvements, ADA compliance, pervious concrete, smart irrigation, efficient refrigeration, smart laundromat washers and dryers, etc.. We can finance custom upgrades that get buildings ready for efficiency upgrades, such as roof repair. We are flexible. Depending on the budget, We can finance a single upgrade, or a number of them.
How do I become a TABBSS Registered Contractor?
Registration to become a TABBSS Registered Contractor begins with a brief online application. A valid contractor's license and appropriate insurance are required.

How are you different from PACE?
We do not use debt to finance upgrades, and we don’t tie payments to tax bills. As a matter of fact, with us, property owners pay nothing out-of-pocket until the property sells. Most PACE programs are limited to solar or energy efficiency. THIRDact can finance any material improvement to a property, with a focus on smart use of energy and water resources, and building resiliency. We can also fund a number of improvements at one time, and we encourage this, as sometimes that's the way to have the most impact. Currently, we are focused properties that are
- lite commercial (including office, retail, restaurant, medical)
- or multifamily residential (5+ units)
- under 10,000 sq ft
- In California
We do not yet fund industrial, warehouse, or single family homes. We also do not yet fund project in buildings over 10,000 sq ft. If you have customers with other building types, please submit the project to us as we are looking to expand our offering where there is interest.
How does THIRDact generate leads for me?
THIRDact and our technology partners engage directly with property owners through events, mailers and boots on the ground campaigns. Whenever a property owner signs up for funding without having been referred, we connect them with TABBSS Registered Contractors or Real Estate Professionals.
